The Lake Residence is a low-mid range 2-storey
townhouse development by Astana Modal. The tenure
for the units here is 99 years leasehold. The
development is expected to be completed at June
2014. There are to be a total of 299 units for
sale. A total of four types of layout are
available at the time of launch, with very little
difference in terms of built-up size which is
around 1,400 sf for all units. Type B units are
built along the lake, therefore commanding a
premium of roughly 10% over Type A units.
Facilities are sparse in The Lake Residence,
though 24-hour security is essential for the
safety and security of the residents. There is a
police booth nearby less than 2 kilometres away,
but the nearest police station which is Balai
Polis Bukit Puchong is roughly 9 kilometres away.
A jogging track and a playground is going to allow
the residents to indulge in some outdoor
activities, and being able to bask in the view of
the lake in all of its glory.
The location of The Lake Residence is really
sub-par in terms of strategic positioning. It is 5
kilometres from the two nearest shopping malls,
which are Carrefour Puchong Utama and Giant
Hypermart Putra Heights. The nearest hospital is
Hospital Putrajaya which is 8.5 kilometres away.
The only saving grace is that the township of
Taman Putra Perdana is less than 2 kilometres away
where it is a viable place to go for eating out.
One school is located right beside the
development, which is SMK Putra Perdana, and it is
the only school within a 3 km radius.
In terms of accessibility, The Lake Residence has
two highways intersecting in a junction nearby,
which are the North South Expressway Central
(ELITE) and the South Klang Valley Expressway
(SKVE). The ELITE highway provides a bypass for
the city of KL, lessening traffic into the capital
of Malaysia. Therefore, it is convenient for
journeys up north or down south of Kuala Lumpur.
