1. Definitions
1.1 “Fixtures and Fittings” includes (without limitation) walls, ceilings, doors, frames, skirting boards, flooring, tiles, sanitaryware, glazing, locks, electrical fittings, lighting, heating/hot water systems, kitchen units, worktops and appliances.
1.2 “Furnishings” includes (without limitation) all furniture, soft furnishings, curtains/blinds, mattresses, bedding (if provided), rugs, lamps, televisions (if provided), décor items, and any other items listed in the inventory/check-in report.
1.3 “Inventory” means the inventory and schedule of condition/check-in report provided at the start of the Tenancy (as updated by agreement).

2. General Prohibitions and Standard of Care
2.1 The Tenant must not do, permit, or allow any act or omission which may cause damage to the Property, the Fixtures and Fittings, or the Furnishings, or which may reasonably be expected to accelerate deterioration beyond fair wear and tear.
2.2 The Tenant must not misuse or neglect the Property, and must take all reasonable steps to keep the Property in a clean and tenant-like manner throughout the Tenancy.

3. Alterations, Fixings, and Decoration (Strict Prohibition Without Consent)
3.1 The Tenant must not, without the Landlord’s prior written consent:
(a) paint, wallpaper, re-tile, re-finish, stain, varnish or otherwise redecorate any part of the Property;
(b) drill into, nail, screw into, or otherwise penetrate walls, ceilings, doors, frames, tiles, brickwork, worktops or flooring;
(c) mount televisions, shelves, mirrors, picture rails, coat hooks, or any item requiring wall fixings;
(d) affix items to any surface using adhesive strips, glue, tape, Blu Tack, command strips, sticky pads or similar products where such products may mark, stain, pull paint, or damage finishes;
(e) remove, replace, or alter curtains, blinds, curtain poles/rails, light fittings, locks, handles, or other fittings.
3.2 Any consent granted under clause 3.1 may be made subject to conditions (including method, contractor requirements, reinstatement and/or professional making-good) at the Landlord’s discretion.

4. Furnishings: Use and Protection
4.1 The Tenant must not remove, replace, dispose of, store elsewhere, or swap any Furnishings, nor introduce substitute items in place of the Furnishings, without the Landlord’s prior written consent.
4.2 The Tenant must not use indoor Furnishings outdoors or expose them to moisture, rain, damp, or excessive heat.
4.3 The Tenant must not drag furniture or heavy items across any floor surface and must use reasonable protective measures (e.g., felt pads) to avoid scratching or indentation.
4.4 The Tenant must not place hot items directly onto worktops, tables, or other surfaces without heat protection.
4.5 The Tenant must not place items that may stain (including hair dye, fake tan, nail varnish/remover, makeup, oils, wax, markers) on carpets, upholstery, mattresses, bedding (if provided), or other soft furnishings, and must take precautions to prevent staining.

5. Cleanliness, Waste, and Pest Prevention
5.1 The Tenant must not allow waste, refuse, food debris, or recycling to accumulate within the Property or within any external areas forming part of the let.
5.2 The Tenant must not leave food waste unsealed or otherwise stored in a manner likely to attract pests.
5.3 The Tenant must not dispose of bulky items, fats/oils, chemicals, paint, batteries, electrical items, or hazardous waste through domestic refuse streams where this is prohibited by local authority requirements.

6. Kitchen Use and Appliances
6.1 The Tenant must not use the oven, grill, hob, or any cooking appliance as a heat source.
6.2 The Tenant must not leave cooking unattended in a manner that creates a fire risk.
6.3 The Tenant must not misuse, overload, or operate appliances contrary to manufacturer instructions, including (without limitation) washing machines, tumble dryers, dishwashers, ovens, fridges/freezers, and extractor fans.
6.4 The Tenant must not disable, disconnect, or obstruct any extractor fan, ventilation system, or appliance ventilation void.
6.5 The Tenant must not cause damage to worktops, sinks, hobs, ovens, or appliances through misuse, lack of cleaning, limescale build-up, blocked filters, or failure to follow reasonable care instructions.

7. Plumbing, Bathrooms, and Drainage (Blockage Prevention)
7.1 The Tenant must not pour fats, oils or grease into sinks, drains, toilets, or waste systems.
7.2 The Tenant must not flush or place into the drainage system any items other than toilet paper, including (without limitation) wet wipes (including those labelled “flushable”), sanitary products, nappies, cotton buds, paper towels, hair, food waste, litter, or similar items.
7.3 The Tenant must not permit overflow of baths, showers, sinks or basins, and must take reasonable steps to prevent water escaping onto floors or into adjoining areas.
7.4 The Tenant must not tamper with pipework, sanitary fittings, seals, grout, or silicone finishes, nor attempt non-emergency plumbing repairs without written consent (save for reasonable, minor unblocking using standard household methods where safe).

8. Heating, Ventilation, Condensation and Mould
8.1 The Tenant must not block vents, air bricks, or ventilation openings, nor disable any mechanical ventilation.
8.2 The Tenant must not dry clothes on radiators or in a manner likely to cause excess condensation or damp, except where the Property provides a designated or suitable ventilated drying area and appropriate precautions are taken.
8.3 The Tenant must not allow persistent condensation, mould, or damp to remain untreated; the Tenant must take reasonable steps to ventilate and heat the Property appropriately and must report suspected damp/mould issues promptly.

9. Electrical Safety and Fire Safety
9.1 The Tenant must not overload electrical circuits, including by daisy-chaining extension leads or using multi-way adapters in an unsafe manner.
9.2 The Tenant must not tamper with, remove, disable, cover, or interfere with any smoke alarm, heat alarm, carbon monoxide alarm, fire door, self-closer, or other safety device.
