Job Description
Job Responsibilities:
1. Premises & Facilities Management
• Managing the building facilities and office/building equipment including of lifts, swimming pool, plumbing, air- conditioners, mechanical and electrical, security, pest, landscaping, cleaning and all works related to scheme.
• Assist the developer on handing over of vacant possession. To establish and compile all necessary documents parcel of owner. To brief individual parcel of owner on the rules and regulations of the scheme.
• Oversee all maintenance and repair of Mechanical and Electrical and Civil works or and services including lifts, gen-sets and etc, perform preventative maintenance work, determine system problems and make recommendations for repair, review and evaluate the quality of vendor work.
• Supervise all the service contractors/vendors employed by the developer or JMB/MC to ensure that work done as per contract.
• To plan, schedule and coordinate monthly or bi-monthly meetings with the developer or JMB/MC and all appointed vendors in relation to operations, financial and administrations.

• To deal, attend and response all enquiries and complaints made by the developer or JMB/MC, residents, local authorities and or service providers
• To plan preventive maintenance programme and implement the same.
• Regularly carry out building inspection on weekly basis or when necessary to ensure all facilities and equipment are in good conditions.
• Regularly carry out building audit inspection (common area) for defect report to the developer or JMB/MC.
• Oversee building lighting system including parking street lights and landscaping; install and repair or replace as and when required
• Liaise with local authorities for inspections and licensing (lifts, firefighting system and etc)

2. Financial Management
• To source for vendor or quotation as and when required. To ensure contractors/vendors claim/invoices are monitored & paid as per agreed time frame.
• Preparing Approval Memo, Purchase Order, Appointment or Renewal of Service Contract as and when required
• Preparing budget for OPEX and CAPEX.
• Overseeing collection of daily maintenance, sinking fund and others including payments for all service providers, utilities and etc.
• Assist all related parties for the fire insurance and claims (if any)

Skills Required:
• Good knowledge in management, electrical & mechanical and civil.
• Familiar with Strata Management Act and other related regulations or laws.
• Good interpersonal and communication skills
• Good relationship with the developer, residents, Management Committee and others
• Knowledge in Microsoft Office Applications (Word, Excel, PowerPoint and etc)
