This property is being offered at a reduced price to investors who want a stable tenant, and who don't want to pay any outgoings, at all.

How can that be?

I intend to sell the property, with an included lease in favour of myself, to July 2029. (I will keep using it to watch tv and relax, see below.)
I will pay all building maintenance charges, council rates, electricity, repairs, etc.
The lowered price reflects the lease value at MYR2300/month.
If an investor wants to take the property earlier than August 2029, we can negotiate a different date, either right now or later, as I live in another apartment in the same building.

APARTMENT A/15/1

Originally a “3+1” apartment with a King bedroom and two small single bedrooms, it has been upgraded, so that there is an attached private office (or nursery) to the King bedroom, and a large built-in wardrobe.

The en-suite bathroom to the King bedroom has a walk-in shower recess, with automatic water temperature control. No scalding!
The private office could easily be returned to a Single bedroom (discuss when inspecting.)

The second bedroom is also enlarged to a Queen-bed size, with a large built-in wardrobe.
The adjacent bathroom has hot water, storage, and a walk-in shower recess.

The apartment is fully air-conditioned in all three bedrooms and lounge, though the present owner rarely uses air-conditioning as the breezes on the 15th floor are cooler than at lower levels. Ceiling fans are also installed throughout.

Insect (or child) screens are installed throughout, including the balcony.
The many wooden window-blinds have line-cleats for child safety.

Laundry: The laundry, converted from a third ‘bathroom’ is fitted with a near-new front-loading washing machine, and a dryer. Adjacent, a yard with a 2 cubic meter overhead storage area, doubles as a private clothes-hanging area.

Kitchen: An electric oven, microwave, programmable jug, refrigerator, cutlery, crockery and additional utensils are included. The dishwasher is in the adjacent yard.
Gas is available, though the present owner doesn’t use gas ; a gas range could be re-installed below the range hood.
There is adjacent space, in the yard, for a large double-door refrigerator.

Light switches throughout are improved Schneider illuminated, large-panel type.

Broadband is not installed. Broadband supplier Maxis claims up to 1GB/sec can be installed. The owner has 500mb/sec in an adjacent apartment, available for test.

Water is triple-filtered in the kitchen, and single-filtered in the laundry.

All furniture and fittings, laundry, kitchen items, soft furnishings, cutlery and crockery, oven, dishwasher etc. etc. are included in the sale.
The apartment has everything needed for immediate use, with the King bedroom waiting to be furnished to the taste of the new owner.

The apartment is either available as vacant, or with a guaranteed tenant (me).

Expats can buy property without a residency visa; though this property does match the requirements of an S-MM2H retirement visa.
The present expat owner bought in 2006, on a tourist visa whilst regularly employed freelancing in overseas locations; and switched to an S-MM2H visa in 2014.

The present owner is remaining in Miri, in an adjacent apartment - A/15/1 has been his unoccupied relaxation space for the past 8 years – so intends to describe the apartment to prospective purchasers accurately, so as to have amicable future neighbours.

BRIGHTON CONDOMINIUM

The Condominium has guards, a gym, swimming pool, poolside barbecue/entertainment area, and individual private carports. There is plenty of additional guest parking.

High level apartments, such as A/15/1, have excellent sea and coastal views.

Brighton Condominium is very close to two schools; although daily traffic jams outside the schools slow access to town for the Jewel apartment buildings near the Marriott, those apartments are also free of the noise of the CBD.
However, from Brighton Condo, to head to the CBD/Times Square direction, the daily traffic jams can be easily avoided by use of a one-lane road.
Driving or bicycling time to Times Square is ~5 minutes.

Brighton Condominium has recently had all main water pipes replaced, so that the building water supply now flows through HDPE pipes, to the Laku water-meters; thence to the apartments via the copper pipe network. The water quality is good.

AirBnB is not allowed in the Brighton Condominium.
