Perched between 227 and 238 metres above sea level, with a gentle 8 to 19 degree slope, the land enjoys the cool hill climate and natural drainage ideal for premium durian cultivation. The orchard is home to 6 established varieties: Musang King, Hor Lor, No. 14, Ang Hae, Koon Poh, and Chneah Puay.

With over 8 decades of growth and over 90 mature trees, this is not an investment in future potential, but in proven, season after season production.

At RM23 per square foot across 371,890 square feet, the infrastructure alone supports the value.

This 8.5 acre orchard off Jalan Teluk Bahang comes with a concrete government road extending directly to the farm, wide enough for lorry access. A farmhouse within the orchard provides a ready base for owners or workers during harvest season. Piped water supply from the neighbouring hill keeps the orchard irrigated and productive throughout the year, independent of rainfall.

At this elevation, with this maturity and accessibility, this is as complete as a hill durian orchard can be.
