* Only 2 people in the house – tenant + owner
* I have 4 adult well-trained toilet 🐱🐱🐱🐱
* House is kept clean. There may be a little cat hair on every where, but I clean every morning and night.
* Cooking and washing clothes are allowed.
* Tenant can use:
* Aircond in the living hall can direct to the room
* TV
* Dining table
* Fully equipped kitchen
* Washing machine
* Fridge
* Microwave
* Air fryer
* Vacume
* Coway water machine
* Shoe rack
* Sofa
* Matcha-making tools (only some stuff can be used)🍵
* No WiFi – please use your own personal hotspot.
* Netflix available 🎬

Very convenient and walking distance to:

* 🛒 Kedai Aceh – 2 mins walk
* 🛍️ Sunway Mall Wangsa Maju – 5 mins walk
* 🚆 LRT Sri Rampai – 10 mins walk /1km, with covered walkway

* 🚌 Bus stop – walking distance

Also convenient by car to Melawati, KLCC, Ampang, AEON Wangsa Maju, Melawati Mall and Pantai Timur Bus Station.

Please read carefully 🙏🏻
* Muslim female
* Full-time working / career woman
* Can pay rent on time before the 28th of every month
* Non-smoker, No vaping or anything related
* No bringing other people into the house — this is a fixed rule for privacy and security.
* Must be comfortable living with 4 cats
* ⚠️ 2 of the cats are very clingy and may follow you into your room. If you don’t like cats or are uncomfortable around cats, this room is not suitable for you.
* Must be able to keep the house clean and tidy
* No hot tamper or thief attitude or any mental health issue, if any health issue please declare with the owner before rent.

👀 House viewing is available this month or on weekends.

💰 Rental Price & Deposit (Before Move-In Date)

• 💵 RM600 / month (water bill included)
• ⚡ Electricity bill: if usage exceeds RM70/month, the extra amount will be shared separately
• 🔐 Move-in payment breakdown:
• 1 month rental: RM600
• 1 month deposit: RM600
• Utilities deposit: RM200
👉 Total: RM1400
• 🔁 Deposit will be refunded within 2–7 days after contract ends, once everything is checked
• ⚠️ Any damage caused by tenant will be deducted from the deposit or add on depend on the price damage.
• 📝 Tenant is required to sign a rental agreement
• 🚫 If there is any serious issue (crime, illegal activity, any house rules are violated, or any serious misconduct in the house), rental will be terminated immediately with no refund for the remaining contract period
