1. Payment = 2.5 months --- 1 month advanced rental fees and 1.5 months (1 month security deposit, refundable) + 0.5 month (utility deposit, refundable).
2. Rental fees included water, wifi, cleaner, and indah water.
3. Electricity – room aircond (tenants pay, via smart meter), common area (divided by tenants).

4. In room - Queen/ single mattress, mattress protector, mattress sheet, bedframe, hanger wardrobe, writing table, chair, air- cond, ceiling fan, and light.
5. Light cooking is allowed.
6. Not allowed to smoke / vape in the room or house. Pet is not allowed.
7. Cooking stove, fridge, washer dryer machine, water heater, microwave, kitchen cabinet, and water filter.
8. High security, gated and guarded, low density, peaceful environment & good neighbourhood.
9. Walking distance to bus stop, morning market, (4 min walking) food stalls/ kopitiam, mamak stall, barber and shops.
10. Single room = Rm 400/ month, medium room = Rm 460/ month. Parking FOC.
11. Mixed gentle and kaum tenants.
