Standard Payment Structure
The Payment obligations of the Tenant shall be as Follows :
-Three (3) Month's Security Deposit
-Half (0.5) Month's Utility Deposit
-One (1) Month's Advance Rental
*Total equivalent to four and half (4.5) Month's rental payable upfront
In the event that Tenant's paid-up capital is less than the equivalent of twelve (12) Month's Rental ,the Landlord shall require an additional three (3) Month's Security Deposit,thereby increasing the total amount payable to seven and a half (7.5) Month's Rental

To Ensure Smooth office usage ,the following charges may apply in addition to Rental
1.Electricity
-Each office unit is equipped with an individual meter and will be charged based on actual consumption
2.Parking Fee
-parking charges are billed separately,for details kindly consult the management office
3.Operational Related Charges
-Services such as printing ,internet ,greenery,water dispensers,etc will be charges according to actual usage and requirements
4.Furniture & Special Fit-Out Request
-Any special requirements for furniture or Fit-Out work will be quoted separately based on tenant's specifications
5.Air Conditioning Services Hours
- Monday to Friday : 8.30am to 5.30pm
*Should the Tenant require 24hours air-conditioning ,the necessary provisions can be arrange to meet this requirement Monday - Sunday (including Public Holiday)
-Any usage outside these hours will incur any additional charge RM6.00 per hour
-Air-corditioning system will be connected to Tenant's electricity meter and tenant shall pay the power consumption for the Air-Conditining system as per actual meter
