Why choose a Temasya Glenmarie semi-detached factory

“A premium semi-detached industrial property in one of Klang Valley's most strategic industrial locations — offering excellent highway connectivity, corporate visibility, generous space and strong accessibility for business, employees and logistics.”

A semi-detached factory in Temasya Glenmarie is particularly attractive for companies that want a combination of premium business address, accessibility, factory space and long-term asset value.

1. Prime Klang Valley industrial location
Temasya Industrial Park is part of the established Glenmarie industrial corridor in Shah Alam. The area has attracted manufacturing, distribution, automotive and corporate businesses.

2. Excellent highway connectivity
One of the biggest advantages is access to several major highways:
Federal Highway,NKVE,KESAS,ELITE,Guthrie Corridor Expressway

This gives convenient access toward Kuala Lumpur, Petaling Jaya, Shah Alam, Subang, Klang and Port Klang.

3. Excellent for logistics and distribution
Glenmarie's position between the Klang Valley and Port Klang makes it suitable for businesses that need to move goods efficiently. The industrial area is already used by distribution and logistics businesses.

4. Premium corporate image
A semi-detached factory generally provides a much stronger image than a conventional terrace factory.
It can accommodate:
Showroom + Corporate Office + Warehouse + Production
This is particularly useful for companies dealing with customers, suppliers and distributors.

5. Larger land and building footprint
Semi-detached units normally provide substantially more usable space and flexibility than terrace factories. Current Glenmarie examples include semi-detached properties around 8,697 sq ft land / 20,000 sq ft built-up, with 27-ft ground-floor ceiling height and 150–200 amp power supply

6. Established business community
Temasya/Glenmarie is not a new industrial location. It has developed into a mature industrial/business ecosystem with established companies, automotive businesses and supporting commercial facilities.

7. Better long-term asset proposition
For an owner-occupier, buying a semi-D factory provides operational space plus a property asset.
Instead of paying rent indefinitely, the company can potentially build equity in the property while using it for its business.
